Terms and Conditions

 

Reservations:

  • Single night stays must be fully paid for, in advance
  • Stays of 2 or more nights require a 50% deposit
  • All reservations are subject to a processing fee which is included in our listed rates
  • Any changes to a reservation would constitute a cancellation unless approved in advance by Eden Village

 

Rates:

  • Rates listed on this website are advanced reservation rates and are subject to change without notice
  • Listed rates require a minimum stay of at least 3 nights.
  • Weekend and Holiday rates may be higher than the listed rates

 

Payment:

  • We accept Visa, MasterCard and Discover
  • Payment of required deposits may be made by personal check or money order if received well in advance of your arrival date
  • The unpaid portion of any deposits due must be paid prior to check-in

 

Taxes:

  • All Motel and Cottage rentals are subject to a State Lodging Tax (currently 7%)

 

Deposits, Refunds and Notice:

  • A deposit is required for all advance reservations
  • If you cancel your confirmed reservation your deposit will be returned subject to the following conditions: (unless otherwise specified by a special offer)
    • Motels Rooms:
      • You have given us at least 72 hours notice
      • We will retain a $25.00 processing fee
      • Any single night stays, multi-unit rentals, group rentals (such as family reunions), must be rented to another party less $25.00 processing fee and any loss of income
    • Motel Rooms and Cottages at weekly rates:
      • We must have FOUR weeks written notice and your stay must begin or end on a Saturday or Sunday
      • We will retain a $25.00 processing fee
    • Cottages and Motel Efficiencies:
      • All rentals of cottages, motel kitchenettes, and any 2-room motel unit for less than a week or the Honeymoon Cottage (for any period of time) would have to be rented to another party
      • We will retain a $25.00 processing fee
    • All other stays:
      • Including stays of a week or greater that begin or end on a day other than a Saturday or Sunday would have to be rented to another party
      • We will retain a $25.00 processing fee

 

Smoking:

  • Smoking is permitted on the rear deck and front porch of the Motel
  • No Smoking is permitted in our motel rooms or cottages

 

Cottages:

  • All cottage stays of less than a week must begin or end on a Saturday or Sunday however, during Spring and Fall, we may have availability for mid week stays
  • We require a minimum stay of 3 to 4 nights during the summer season in our cottages
  • Generally any stays offered at weekly rates must begin or end on a Saturday or Sunday

 

Motel rooms and cottages at weekly rates:

  • All weekly motel rentals, motel rooms with kitchenettes or 2 room motel units are quoted with MMS (minimum maid service) Housekeeping will be in each day to supply clean towels and remove any trash. You would be responsible for making your own beds and the general room pickup during your stay.
